I live in San Francisco in a rent-controlled apartment with 1 roommate. It’s a month-to-month lease with both of us on it as tenants.
My roommate is moving out and another roommate/friend is moving in.
Can my landlord raise the rent / use this as an opportunity to require a new lease? What’s my best approach to avoid a rent increase?

Yes.
The landlord can raise the rent at any time with just 30 days notice.

We are planning a fieldtrip to San Francisco, and we will be taking all of our Mentors and the kids they are mentoring. The kids are between the ages of 12-14. Which museum do you think is better to take them to, or give me any suggestions to somewhere in San Francisco that is very fun and educational? We are deciding between the ZEUM museum of Arts and Technology or the Exploratorium in San Fran. Help us decide! Tell me what’s good about them! We live 3hours away so we’re hoping its worth the trip.

I’ve been to Fisherman’s Wharf, Pier 39, Ghirardelli Square, Chinatown, and pretty much only that whole area whenever I’ve visited SF. Where else can I go for fun in the city? What else is there to do?

Go to Ocean beach, Golden gate park, Fort Point, See a Giants or Niner game, Union Square, Lombard street, The painted ladies at Alamo Square, Alcatraz, Strip clubs on Broadway, North Beach, Exploratorium, Ride the cable cars, If your gay go to Castro, Take the 49 mile scenic drive, Go to Haight st. Thats where its at. Go to Amoeba records, Take a walk at Crissy Field, Theres a thousand clubs, bars and restaurants for all ages. Go to the Mission. Renaissance fair Aug. 22-23 Golden Gate Park, Shakespeare in the park Aug 29-Sept 20 free SF Presidio
Those are some basic ideas. Some are touristy but whatever

Do you want to live in dc specifically? My husband is a marine and works in dc but we live 28 miles out in woodbridge, va off base. Its a lot cheaper the further south u go from dc. Maryland I havnt heard great things about living there but..I’m not from this area so maybe someone cud give u more advice on maryland. Look into woodbridge, alexandria, springfield, anadale….good luck! Ps traffic sucks wherever u end up living :/

Might accept a job in San Francisco, I am looking for towns with low cost of living (compared to the area) lots of parks, good education low crime, etc also I am expecting a 1.5 hours commute or less

the problem is teh Bay area is generally expensive. and lower area are not necessarily safer or have better schools (antioch and Pittsburgh, plus some areas of Concord)

well i met this guy online.
i’m 22 and he is 21.
i live in singapore and he lives in austria
i can meet him in person a few times a year cuz i can get the cheapest air plance ticket.
we talk on webcam for hours everyday.
i like him but it’s a pain that i cannot touch him.
all my friends told me that online relationship is no good.
i’m confused…..
do you think i should break up with him and look for someone who lives in my town or do you think it’s worth giving it a try?

Hey everyone, I’ve successfully kept a couple bigger tanks (a 29 gal freshwater an a 20 gal brackish), but recently moved to San Francisco and had to give them to friends. Now that I’m here, I want to start anoter tank, and this time I want to use live plants instead of plastic.
I got a 6 gal set from petco, like this one http://reviews.petco.com/3554/14978/reviews.htm and don’t want to put fish in it until I am sure I can keep the plants going healthy – just a simple little setup for the upper shelf of my desk with a flourescent hood and hang-on filter. I haven’t set it up yet because I want it to turn out right and wanted to ask first, and money isn’t much of an issue.
So, what sort of substrate and nutrients should I use to get a sort of half-mossy/half-sandy floor like this? http://www.adana-usa.com/images/gallery0/8.jpg I also want to get a few plants to root and get some other plants that will root on porous rock.
Aquarium experts, please advise!

FFAFish – like I said, I’m more focusing on plants with this one. If I do get any complex organisms for it, it’ll probably be a couple shrimp.

a 6 gallon is to small for fish. i have a betta alone in a 10 and 3 goldfish in a 55. a 29 isnt big either. just toss some in. you could only keep one betta and a ghost shrimp in that tank
